Cash Back Mortgages
Some lending criteria didn’t change. Financing is still allowed up to 95% of the value of the home, and condo fees are calculated the same way – only half are used to determine your total debt. You can still borrow your down payment and many lenders still offer the 5% Cash Back mortgage. With a Cash-Back mortgage, the client receives a rebate on their mortgage at the time of closing of the mortgage. This rebate varies anywhere from 1% to 5% of the mortgage amount depending on the lender and term chosen. The money from a Cash-Back mortgage is especially handy for the first time buyer who needs extra funds to purchase home improvement items such as blinds, carpet, appliances, or even furniture. Thus, first time buyers are the number one consumer of Cash-Back mortgages in Canada.
This is also an option for first time home buyers who have the minimum down payment. You can get the cash you need to help pay your land transfer tax, lawyer’s fees, moving costs, closing costs and other expens…

Secrets to a Happy Marriage
- Have fun together. Relationships are a lot of work but if you have fun with your partner the work is all worth it.
- Laugh lots. Humour is important in any relationship so laugh together and laugh at yourselves.
- Disagreements will happen. The key is learning to get past them. Pick your battles so you’re not fighting over every little thing. Never go to bed angry. Talk things through and even if you can’t come to an agreement, agree to disagree and make up before you go to sleep.
- Know your partner’s moods and their reactions. If you know they are already in a disagreeable mood don’t bring something up that will cause a conflict. Learn to read your partners attitude and behaviours.
- Celebrate with your loved one, even the small stuff. Praise them for all achievements big and small and never take them for granted.
- Take time for each other. Even when life gets busy, schedule a date night together so you can reconnect without the distraction of kids or friends.
- Relationships

Get Your Garden Ready
If you’re starting your garden from scratch draw up a plan of the space and decide what you want to plant where before going to the garden centre. Doing this beforehand will save you time and money. Also, shop around for the best quality flowers and plants at the best price. You might not find everything you need at one garden centre so plan ahead and know where the good values are.
Do some reading on the types of plants and flowers that will thrive in your area. Also look at your garden and find out where you get the most sun and the most shade. This will be a factor in the types of plants that you put in certain areas. Try to avoid getting all annuals as you will create more work for yourself every year. Annuals are great for adding colour to your garden may require a lot of maintenance so chose some nice perennials and shrubs as well to fill the space.
Before planting make sure you are well into spring. Annuals will not survive a frost so wait long enough to know that the …

Spring Allergy Prevention
Symptoms
At first you may think your symptoms are caused by a cold. Cold’s and allergies share a lot of the same symptoms and although the weather is getting warmer the spring isn’t quite the end of cold season. Before treating any symptoms find out what the cause is first. Treatment for allergies differs from treatment for the common cold. If you’re unsure and have not been diagnosed to have allergies, book an appointment with your Doctor to find out for sure.
Allergy symptoms typically include sneezing, sniffling, itchy eyes and throat and sinus congestion. With a cold, on the other hand, you may still have sneezing and sinus congestion but it will be combined with a fever or achiness throughout the body. Unlike a cold, allergies and the symptoms involved with allergies may cause asthma or other respiratory ailments. This is why it is important to be properly diagnosed by your Doctor.
The Cause
Most spring allergies are caused by pollen released into the air by trees, gr…

What’s in Your Bag?
There is one disadvantage to using reusable bags when doing your shopping. How often have you washed your bags? Have you paid attention to what you’re putting in certain bags? Is there a chance of bacteria growth or cross contamination in your bags? Like me, you’ve probably been packing your grocery bags without considering any of these questions. It has been brought to my attention and should be brought to your attention that you could be making yourself and your family sick by not paying attention to what you’re doing when packing your groceries.
Some of the food that we put in our bags leak, spill or sweat onto the inside of the bag. Without being washed or cleaned regularly the bags become a breeding ground for bacteria. There is also the risk of cross contamination when you put meat, produce or other groceries in the same bag. A recent American study found that most bags will contain bugs, coliform bacteria and even E.coli.
It is important to wash your reusable bags regu…

Hydration, Hydration, Hydration
Because of some people’s negative attitude towards drinking water, many people choose other replenishing drinks for hydration. The problem with this is that not all drinks are created equal. Drinks containing alcohol, caffeine or high amounts of sugar will actually dehydrate the body and do more harm than good. Sports drinks are great replenishing drinks after a workout or sport they aren’t as good for you if you’ve been inactive. When we sweat we lose a lot of sodium that needs to be replaced and sports drinks contain the sodium needed. However, if you have not been sweating then you are adding unnecessary sodium to the body.
If you are ok with drinking water than make sure you’re getting your 8-10 glasses a day. Try not to be overwhelmed. You don’t have to drink it all at once. Spread your intake throughout the day to make it more manageable. Drinking water before a meal will also help control your weight by training your body to eat less.
Drinks aren’t the only way to h…

Organic Food
What is Organic?
Technically all farm food is organic as the term is defined as matter that has come from a once living organism. Over the years, however, we have come to know organic food as produce and other ingredients grown without the use of pesticides, synthetic fertilizers, genetically modified organisms or ionizing radiation. For meat, eggs and dairy it means there are no antibiotics or growth hormones used to stimulate production or growth.
Chemicals and pesticides are used on crops to increase yields by preventing damage from insects and pests. With high populations in Western countries the demand for all types of food has gone up but consumers still want to keep their own costs down. In order to meet the demands of stores and consumers farmers have had to come up with methods to increase their crop each yield. The use of pesticides has helped farmers keep up with demand while also keeping costs down.
Farmers didn’t start using common pesticides until the early 1900s wi…

Don’t Skip Heavy Lifting
The truth about gaining weight and bulk is that it takes a lot more than just lifting weights. Gaining bulk requires the right combination of testosterone, calories and weight lifting. It doesn’t happen by accident and even requires a lot of effort in men. So it’s very unlikely that adding some heavy lifts to your workout will turn you into the Hulk.
There are many benefits to heavy lifting including stimulating the growth of lean muscle. Lean muscle is what helps create a slim, fit body contour. I don’t know anyone who doesn’t want that. Heavy lifting and building lean muscle also increases your metabolism because muscle weight helps you burn more fat. This is because muscles are an active tissue whereas fat isn’t. The more muscle you build the less fat you’ll have. Your metabolism also increases because with more muscle your body burns more calories throughout the day and not just while you’re exercising.
Heavy lifting workouts are also beneficial because they combat bored…
